Do you have a particular property, project, or parcel you are looking to purchase but need to know property facts or development possibilities?  Beyond title reports, property disclosure statements and site surveys, 648 Architecture is able to read between the lines, compile, research, and offer a due diligence process that helps shed light on a different highly valuable perspective.  Just as a title company would do their research to protect your assets, an architect can be an extremely valuable part of the team when it comes to specific questions others may not be able to answer.  Will my property support multiple tenants?  If so how many?  How tall?  What is the highest and best use for my land?  Can we get proper amounts of utilities, power, sewage, etc.?  These are just some of the questions we can help answer during the development process.  We can work a fee according to the project (fixed cost) or provide services hourly without any contractual commitment.

Documenting Existing Buildings

In addition to property research, we can also provide “as-built” services for existing structures.  As-built as it’s commonly called in the industry is the process of photo documenting, measuring, and sketching existing plans.  This would typically involve a 3rd party consultant who would be sent out to document existing conditions.  We’ve learned, over the years, that this is not an effective approach.  At 648 we do our own site investigations in-house under our guidelines and controlled timeframes.  This ensures we get important information documented, relative to the scope of the project and in a timely accurate manner.
